How much are my annual dues? When are they due? How do I pay them?

Annual dues are $275, due each June. Homeowners receive a bill by regular mail. Dues are paid by check, mailed to P.O. Box 271375, Flower Mound, TX 75027 or dropped off at a board member’s house.

What are my dues used for?

HOA dues are used to pay for the landscaping at our neighborhood entrances and along the street on Morriss, for repairs to the sprinkler system and water use. Dues are also used for the upkeep of the fence that surrounds our neighborhood. Also, dues cover the expenses of neighborhood social functions.

Dues have not been raised since 2008, thanks largely to the fact that we have a volunteer board of directors, not a professional management agency.

Does Sherwood Estates III have annual events?

We usually have a block party in the early Fall. Neighborhood garage sales take place in April and October. The annual meeting takes place in January or February. Check the Events page for dates.

Can I paint the trim on our house purple?

The covenants of the HOA ensure that the subdivision has a uniform and aesthetically pleasing appearance amongst all properties. Therefore, use of color should be limited to a “neutral” tone (e.g., white, tan, beige, or gray).

Are there rules about trash bins?

Trash bins should be stored behind the fence or a/c unit, in a place not visible from the street. Trash bins can be placed curbside the day of regular waste collection (or the evening before), and should be returned to their storage location when empty. (See covenants, Section 2.7).

Are there rules about lawn care?

The owner shall maintain the yard in a neat and attractive manner. Grass shall be mowed at regular intervals, landscaping maintained through regular pruning and cutting, weeds controlled, and sidewalk and street curbs along property lines edged. The height of the lawn should never exceed 6 inches.

Homeowners that violate the covenants (Section 7.3) will be notified by the HOA board with a personal visit or a post card. Unresolved issues may result in the HOA hiring a landscaper to remedy the problem, at the homeowner’s expense.

When I replace my fence, do I need HOA approval?

If replacing the fence with a like style fence, no approval is needed. More details about fences can be found in the Documents (Covenants) page, section 2.15. Homeowner fencing shall be no less than six feet in height and no more than eight feet in height.

Can I park my boat or RV at my house? Can I leave my inoperable car on the street?

Marine craft (boats and jet skis) may be parked temporarily in the driveway or adjacent street for a period not to exceed 72 hours. Recreational vehicles are only allowed in the driveway overnight to facilitate travel that takes place the next day.  Inoperable cars and motorcycles are not allowed and can be towed at the owner’s expense.
